Review the buyer’s request
We examine what final certification has been requested, the relevant contract context supplied by you and the available council records.
Property sold • Under contract • Final certification requested
This often happens after the contract is signed: the buyer, solicitor, lender or building inspector discovers an approval problem or asks for final certification. The seller can suddenly feel that settlement—and the entire sale—is at risk. QRBS helps property owners understand the records, identify what is actually missing and organise a realistic certification or finalisation pathway.
How the pathway may work
We examine what final certification has been requested, the relevant contract context supplied by you and the available council records.
We compare the records, plans and photographs with the building work and separate the material certification issues from assumptions.
You receive a clearer view of the likely consultants, approvals, inspections, evidence and rectification involved.
If you proceed, QRBS helps manage the owner-side workflow between the relevant professionals, private certifier and council-recording process.
We understand that an owner under contract may be worried and under significant time pressure. However, settlement dates do not change statutory or technical requirements. QRBS cannot promise that certification will be completed before settlement until the property and evidence have been assessed.
Common questions
QRBS works primarily for property owners. We generally do not provide unpaid advice to prospective buyers. A paid preliminary review may be considered where the scope is agreed.
Send QRBS the buyer’s request, relevant council records, approval documents, contract dates and clear property photographs. We can review what is being requested and help identify the likely pathway. Your solicitor should advise you separately about your contractual rights and obligations.
Yes, it may be possible. However, each property must be considered on a case-by-case basis. The outcome and timing depend on the building work, what evidence is at hand, what documents are available in council records, the condition of the work, any rectification required and the requirements of third-party professionals and authorities. It cannot be guaranteed before the property has been reviewed.
